Guidance by Scenic City Garage Coatings. Reviewed October 6, 2026. Planning information; onsite suitability is confirmed by the contractor.
Map the missing surface
Photograph the floor from the doorway, then document each affected patch with a size reference. Note whether the damage is near the door, a vehicle path, a drain or an old repair. Keep loose fragments available for the assessor if safe; do not chip away sound material to “check” the depth.
Ask what must be removed and rebuilt
The repair proposal should explain how unsound material is identified, what material will fill the repair and how its preparation and cure requirements fit the coating schedule. Ask whether the amount of repair is included or an allowance that can change after preparation.
A wide shallow area and one deep damaged edge are different scopes. If the assessor identifies a concern beyond cosmetic surface repair, resolve that concern before choosing flake color.
Agree on the finished appearance
Ask whether patch outlines, texture changes or unevenness may remain visible and whether the selected coating build is intended to conceal or simply cover them. Request a photo or sample representative of the proposed repair approach from the contractor.
Use the concrete preparation and repair guide to compare scope, and include the damaged area with your project request. If the surface also lifts as a coating layer, start with the peeling coating assessment.
