Commercial floor coatings: plan the shutdown and return to service

For a commercial floor-coating project, agree on the shutdown area, access routes and return-to-service conditions before booking the installation. Foot traffic, carts, vehicles and chemical exposure can have different requirements. A quoted installation duration doesn't automatically describe the full operational interruption.

Map what the business needs to keep doing

Mark customer routes, deliveries, exits, equipment and stock storage. Tell the contractor which operations can stop and which need another location. Have the appropriate site professionals check safety and access arrangements; temporary barriers must not be improvised around essential routes.

If phased work is proposed, ask how preparation dust, odors and traffic will be managed between work zones. Dividing the floor into sections doesn't by itself establish that the business can remain open.

Define the milestones

MilestoneWhat to confirm
Site releaseEquipment and contents removed, access available
PreparationInspection and any additional repairs reviewed
InstallationNamed system and applicable site conditions
Light accessConditions for authorized foot traffic
OperationsSeparate approval for wheels, vehicles and chemicals
HandoffCare instructions, records and remaining limits

Ask who gives the release at each stage. The person arranging the job should not have to guess from the floor's appearance.

Make the schedule follow the product and site

The proposed system's instructions should govern cure and exposure limits. Sika's flooring-system information illustrates the separate preparation and coating stages. Your commercial use may need a different system and specific technical review.

Discuss temperature, moisture findings and repair contingencies before fixing a reopening date. Keep a plan for deliveries or equipment if the schedule changes.

Reopen by use, not by calendar alone

Confirm whether racks, pallet trucks, vehicles or cleaning chemicals can return at the same time. Ask about protective measures and the approved cleaning method. Don't install temporary coverings or tape without checking suitability.

At handoff, record the products, affected areas and instructions. Give operational staff the restrictions they need, not just the invoice.

Read the commercial-floor service guide and quote checklist. To request project coordination, provide the location, operating hours and a marked floor plan. The independent contractor confirms suitability, schedule and written terms.
