Pitted garage concrete: questions before choosing a coating system
Before coating pitted garage concrete, ask the contractor to assess the depth, extent and condition of the affected surface. A decorative coating may follow suitable repairs, but it shouldn't be assumed to rebuild weak concrete or correct every low spot. Compare repair scope before choosing a flake color.

Show the pattern of damage
Take wide photos and close-ups with a ruler beside the pits. Include the garage entrance, cracks and any previous patches. Explain whether the condition is stable, worsening or associated with known water exposure.
Don't chip or grind the slab yourself to determine repair depth. Mechanical preparation can expose more than the visible surface suggests and requires appropriate equipment and controls.
Ask what the repair is meant to achieve
| Goal | Question for the contractor |
|---|---|
| Remove weak material | How is sound substrate identified? |
| Fill local defects | Which compatible repair material is proposed? |
| Address low areas | Is leveling included, and will drainage be affected? |
| Improve appearance | What texture may remain visible? |
| Investigate a concern | When is another professional needed? |
Sika's surface-preparation guide describes evaluation and preparation for flooring systems. Product-specific requirements and actual findings must determine the repair.
Compare allowances honestly
If the extent isn't clear until preparation, ask how the starting allowance is calculated and how extra work is approved. Request photographs and a price explanation before the scope expands.
One quote may assume a sound slab while another includes removing and repairing damaged areas. A lower square-foot price can therefore describe less work rather than a better deal.
Keep the finished appearance realistic
Ask whether repairs will be visible through the selected coating and whether a sample can illustrate texture. A coating doesn't necessarily make an uneven slab perfectly flat. If the aim is a different slope or structural correction, identify that as a separate scope.
Review the concrete preparation service and crack-repair guide. To request an assessment, send the garage size, damage photos and known history. The contractor should establish repair feasibility before confirming the finish and installation schedule.
