Garage floor coating final inspection checklist

Inspect a newly coated garage against the agreed scope after the contractor says access is permitted. Document the finish, edges, joints and included repairs, then collect product names, care instructions, warranty terms and return-to-service times. A handover checklist records questions; it does not certify hidden preparation or adhesion.

Wait for permission to enter the floor

Ask the installer when light foot traffic is permitted and how you should enter for the handover. Do not drag a ladder, bring a vehicle inside or place heavy cabinets on a fresh finish just to inspect it. Use the accepted proposal, your selected sample and a phone camera. If the contractor needs to inspect an area that cannot safely be reached yet, record it for the permitted inspection time rather than forcing access.

Walk the actual scope, not an online inspiration photo

Ask about isolated rough spots, an unexpected edge, a visible repaired crack or a change from the sample. Describe what you can see without declaring every mark a coating failure. Some substrate features can remain visible, and the accepted scope should state what was expected.

Photograph concerns in a repeatable way

Take one whole-floor view, then a close photo of each question. Include a size reference and mark the location on your sketch. Use the same doorway and lighting for follow-up photos when possible. Keep an unedited copy beside the invoice so a future assessment can compare the same area.

A photo cannot show every layer or prove the quality of the preparation. Ask for any preparation and substrate assessment records the contractor agreed to supply. Avoid scratching, cutting or conducting your own destructive adhesion test during handover.

Collect the care and return-to-service instructions

Request separate guidance for walking, parking, rolling equipment, heavy storage and cleaning. Ask what product and dilution the installer recommends, how spills should be handled, and which pads or attachments to avoid.
