Sketch the boundary before taking measurements
Use a tape measure or a distance tool you can operate safely, a notebook and a simple sketch. Measure the floor, not the number of car spaces. A “two-car garage” can include a storage alcove, a workshop bay or cabinets that change the coating boundary.
Draw the door opening, steps, fixed cabinets, drains and any section that should remain uncoated. Record whether stored items will be removed. Do not climb over unstable storage or move heavy equipment simply to get an early estimate; mark an inaccessible measurement as approximate.
Calculate each rectangle in square feet
Floor area = length in feet × width in feet. Convert inches to a fraction of a foot before multiplying. Six inches is half a foot, so a length of 20 feet 6 inches becomes 20.5 feet.
For an L-shaped floor, divide the shape into rectangles that do not overlap. Add them once. For a cutout that will remain uncoated, subtract its area only after confirming that exclusion with the contractor.
A worked example, not a typical garage size

These numbers illustrate the arithmetic. They are not a completed customer project, a recommended floor size or a coating price. If cabinets will move before installation, the subtraction may no longer apply.
Keep stem walls, steps and thresholds separate
A stem wall is the short vertical concrete surface at the edge of some garage floors. If you want it coated, record its measured length and proposed coating height. Multiply length by height for each section, then list that vertical area separately from the horizontal slab.
For example, 30 linear feet at a coating height of 0.5 feet represents 15 square feet of vertical surface. Keep stair treads, risers and a threshold apron on separate lines. Send condition notes beside the area
Area alone cannot explain the work. Attach a rough plan and tell the contractor about old paint, cracking, peeling, visible oil, water entry and whether cabinets remain in place. Include a whole-floor photo and close views of the difficult areas.

Do not turn floor area into a material order
A contractor also needs the specified system layers, product coverage, profile, waste allowance and application conditions to calculate materials. Your 452-square-foot example is an input to an estimate, not permission to buy a certain number of containers.
When ready, send your measured floor area and project details. Label estimated dimensions honestly, state the surfaces you want included and ask for the final measured scope. The quote checklist helps compare that scope once proposals arrive.
